This is widely anticipated by the 10 homes next to it to the North.The bars and dump that is there now is absolutely horrible and anything will be better.

You confirmed that Chipotle will be going in- are there plans to include local businesses in this space? I worry that retail space will be priced out at a level only national chains can afford

But I walk in that area often am I worry these huge complexes will continue to grow and spread east, west, and possibly north. Beyond the visual impact, I’m not sure adding 350 new apartments is the scale of what that intersection needs.

Any thoughts to a pedestrian overpass over Ponce Place to increase pedestrian safety. It’s sketchy crossing Ponce place there because it’s downhill. Or maybe a raised crosswalk across Ponce place to make it safer.

It’s also a nightmare considering crossing Ponce right there. With more pedestrians, more danger. It’s downhill on Ponce so again dangerous.

portman gets a lot of flack for their bad pedestrian bridges of yesterday and i don’t think they would do another one

Going south on Ponce Place, I think the lanes should be 1 RT only, one straight or turn in either direction, and one LT only. Based on current demands.

The second left turn from PDL Place onto PDL should be a combination left/straight lane and the right/straight lane should be right only. I have had to wait way too long to turn right when someone wants to go straight to 725/Krogers. Thanks!

Have we considered neighborhood parking permits for the streets that will be hit the hardest by increased traffic? I already have trouble finding street parking outside of my home on weekends

On another matter, it is disappointing that your plan did not incorporate the charming 8 arm building. It could have been used as a Beltline Welcome Center or similar gathering place.

St Charles will have parking on both sides. And bike lanes on both sides. The graphic shared was not a perfect an example.

Speed limit needs a study to change from 30 to 25. State law requires this for enforcement.

Can you post up the results of your simulations for the different turn lane configurations? I’d like to understand how 2 L is good in morning traffic which is mostly to the right.

Water drains southward on Ponce Place & during heavy rains tends to collect a lot of debris around St. Charles & Ponce Place. It's getting worse as more and more dirt and landscaping rocks collect. I hope that's taken into consideration as improvements to that intersection takes place.

At the same time, those businesses provided some treasured memories and a neighborhood/local vibe that would like to be continued moving forward. So how can these developers guarantee that the neighborhood continues to be served both at a logistical/tangible level and at a cultural/intangible level. So we don't end up with Lulu Lemon and the like.

Silly question, but will become even more important with increased traffic - the jag at Greenwood - when one stops on Ponce Place and then proceeds to make a left hand turn onto Greenwood - is that a true left-hand turn and you need to yield before making your turn or is your turn a continuation of your initial stop???

Can you address the Bonaventure/maiden intersection which will get a lot of new traffic? Also it is not marked for crosswalks and it is not a four way stop...

However, none of us can expect to live within a quarter mile of one of the busiest roads in the city and somehow to be exempt from “traffic.”
