To Sarah Stein: In Fulton, we are specifically referring to whether either party has an attorney. We schedule landlord-tenant calendars 4 days a week with only 2 days set for attorney cases.

@patrick Reynolds, If a resident receives direct to tenant assistance, it is only because the landlord refused to cooperate with the process and would not accept the funds. If that is the case, the tenant is no longer under any obligation to use the funds to pay the landlord. It's not fraud, the landlord missed the boat.

My question is for Clayton County - How are we finishing up November 2021 and none of my residents have court hearings scheduled despite resident's answering in court.

In Dekalb we have someone who owes over $25,000 and their writ was canceled because of TLAC. I am not following this....

Agreed Monica. What is to be said about " affordable housing"? Where is it? When landlords and property management companies are taking the rental assistance but still kicking people out, letting leases expire and Section 8 vouchers lapse. This crossly affects Black and Brown communities as well as low in come families and individuals

We have several old dispos filed from 2020-2021 but very few writs for eviction/setouts. Is there a plan in Fulton Co to expedite the process to regain possession of these units as Owners are very concerned about the slow process?

I lot of poor people only no to go to work and pay there bills …when hardship comes in on top of a pandemic and try to stay on top of your children in school etc … your dealing with people that can’t read or write do not know how to handle this : what id set up for these type of people ?

Judge Murphy, what length turnaround times are you seeing for assistance applications with DCA? I have heard from contacts across the state that it’s very hard to get applications through DCA fast enough to prevent an eviction. Curious if Cobb has been able to navigate that better.

Sarah Stein, initially we did see DCA wait times as long as 2 months. With DCA coming to the courthouse and working directly with our staff, that turn around time has come significantly down. DCA is moving quickly enough here that landlords have the confidence to agree to continuances in cases where DC applications are pending

TriStar is working with Clayton and City of Atlanta (and Zimmerman) to bring 306-units (2023) and 446-units respectively in our edu-housing model (partner affordable housing with public schools). The rents will start at $650/unit. We are looking for more municipal partners to bring these new construction tax credit deals to their communities!

Unfortunately HUD can’t govern the private housing market. There are state laws that preempt local municipalities from enacting things such as rent control

It's so crucial to get the wrap around service information to the people that need it- there are so many programs out there but the issue is finding them!

How can we cultivate better landlord tenant relationships because many landlords and property management take a somewhat hard handed almost threatening approach to tenants when they can't pay their rent; Not to say that some tenants aren't taking advantage of the pandemic but something needs to be said about what the rules are and best practices to cultivate more positive experiences and lawfulness between landlords and tenants
